Run a check on the windows and doors for a prospective tenant is sure to be put off by creaky doors and windows that refuse to shut properly. Appearance does matter and the impression one gets when stepping in for the first time to see a premises, plays a key role in deciding the rent.
Some amount spent on minor repairs before the prospective tenants start lining up will pay dividends in the longer run. Also, if necessary provisions such as cupboards and hooks and nails in the wall are fixed, then the tenant will not go around altering the look.
Never keep the premises locked for long durations when the space to let out is lying vacant.
Periodically get it cleaned and have fresh air flowing in. Else, however good the flat or house might be, the musty feeling and dirty appearance might not be of help in aspiring for a good rental.
Inventory
An inventory of the provisions such as fans, bulbs, tubes and other fixtures can help and once a tenant is ready to move in, have it signed by him/her on what all they are taking in control.
Allowing a tenant to occupy your premises means giving complete possession of the property, hence some references and a bit of background check of them can be of help in the longer run.
Agreement, a must
A written agreement with due clauses on periodical hikes in the rental and on maintenance of the property should be in place.
It helps more if the same is drawn by an advocate and duly registered.
Spell out clearly your conditions and also the period for which it is to be rented or leased. It can always be renewed.
The advance notice period must also be clearly spelt out in the agreement to make things that much easier so that when either you wish to reclaim the property or the tenant wants to vacate, these terms are adhered to.
